The Real Cost of a Ponte Vedra Beach Golf Address Isn't on the Listing Sheet

September 10, 2026

Two homes go under contract the same week in Ponte Vedra Beach. Both are priced at $1.2 million. Both sit inside gated communities with golf courses, guarded entries, and oak-lined streets that look nearly identical in listing photos. One buyer signs closing documents and walks away with a mortgage and an HOA bill. The other signs the same closing documents and discovers they now owe $120,000 to a country club, due at closing, plus roughly $2,000 a month after that.

Same price. Same ZIP code. Two entirely different financial commitments. The gap isn't in the house. It's in what the deed requires you to join.

The Same ZIP Code, Three Different Contracts

Ponte Vedra Beach's single-family median sale price sat near $1.09 million as of the second quarter of 2026, according to Northeast Florida Association of Realtors data, and the market's own reporting through Q3 2026 shows why that number tells you almost nothing on its own. Smaller inland single-family homes were starting in the mid-$600s, while oceanfront properties and estates inside Sawgrass regularly traded well above $2 million. A wide price range like that usually gets explained by lot size or square footage. In Ponte Vedra Beach, a big piece of it comes from something that never shows up on the price-per-square-foot calculation: whether the home requires you to join a club, lets you choose, or keeps the club entirely separate from the HOA.

Three communities make the pattern easy to see, because each one handles membership a different way.

When the Club Comes With the Deed

The Plantation at Ponte Vedra Beach doesn't give buyers a choice. Every homeowner becomes an equity member of the club the moment they close, with a mandatory initiation fee of $120,000 due at closing and monthly dues of $2,046, or $2,331 for Garden Homes, which includes lawn maintenance. That membership buys full access to the golf course, the private oceanfront Beach House, fitness center, tennis, pickleball, and croquet, with no food and beverage minimums. The community carries no CDD fee, which is worth noting since CDD assessments show up on tax bills throughout much of newer Northeast Florida.

Run the math and a Plantation home isn't really a $1.2 million purchase. It's $1.2 million plus $120,000 at the closing table plus somewhere between $24,552 and $27,972 a year in dues that never stop, whether you play golf twice a week or never touch a club. For a buyer who wants that all-inclusive lifestyle and plans to use it, the math works. For a buyer who wants the address without the country club life, it's a fixed cost with no opt-out.

Community Membership Initiation Monthly Dues CDD Fee
The Plantation at Ponte Vedra Beach Mandatory, conveys with ownership $120,000 $2,046 ($2,331 Garden Homes) None
Marsh Landing Optional, separate from HOA Set by club, not tied to purchase Set by club, not tied to purchase None
Sawgrass Country Club / TPC Sawgrass Separate entities, waitlists apply Varies by club and category Varies by club and category None (Players Club HOA)

When the Club Is Optional

Marsh Landing sits on the Intracoastal, built around a course Ed Seay routed in 1986 to work with the existing oak hammock and marsh rather than against it, and it's the only Ponte Vedra Beach community with homes on direct Intracoastal waterfront. Harbour Island's deep-water docks and marina, two guard gates, and a calendar that includes a July 4th parade and food-truck Fridays give the neighborhood a different day-to-day feel than its tournament-famous neighbors.

The financial structure is different too. Club membership at Marsh Landing is optional and legally separate from the HOA. You can buy the home, pay your HOA dues, and never join the club at all. In 2022, homeowners voted 92 percent in favor of bringing in Concert Golf Partners to take over the club, a deal that secured roughly $7 million in reinvestment: a renovated clubhouse, a re-grassed driving range, ten Har-Tru tennis courts, and a resort-style pool. That investment happened at the club level, funded by members who chose to join, not assessed against every homeowner in the neighborhood.

For a buyer comparing Marsh Landing to The Plantation at a similar price point, the difference isn't the house. It's whether $24,000 to $28,000 a year is a fixed line item or a decision you get to make after closing.

When the Club and the House Are Strangers

Sawgrass splits the structure even further. The Sawgrass Players Club HOA governs common areas and gate access, and it's a completely separate legal and financial entity from Sawgrass Country Club and TPC Sawgrass, which run their own membership programs with their own waitlists and their own fees. Most Players Club homes don't include club membership by default, so a buyer can own inside the gates and still be applying and waiting like anyone else.

TPC Sawgrass, home to THE PLAYERS Championship and the Stadium Course, takes public resort bookings alongside its membership program, with peak Stadium Course rates running $450 or more per round. Sawgrass Country Club, the private member-owned club with its own oceanfront Beach Club, approved a $55 million capital improvement program in 2025, according to reporting in the Jacksonville Daily Record, a reminder that club-level investment can shift membership costs even for homeowners who joined years earlier.

A few miles south, Old Ponte Vedra tells a fourth version of the same story. The Ponte Vedra Inn & Club, anchor of that corridor, carries a reported initiation near $120,000 with a multi-year waitlist, though junior members under 35 can defer half. Both of its courses were recently renewed, with an approximately $8 million Bobby Weed overhaul of the Ocean Course and a 2023 rebuild of every green on the Lagoon Course. That $120,000 figure looks identical to The Plantation's initiation fee on paper, but at the Inn & Club it attaches to a membership you apply for, not one that arrives automatically with the deed.

Florida law requires that HOA and condo associations produce an estoppel certificate disclosing current fees and any outstanding balances before closing. In a Ponte Vedra Beach transaction where the HOA, the CDD status, and the club membership can all be governed by different documents, ordering that certificate early and reading it against the club's separate membership packet is what keeps a buyer from being surprised at the closing table.

What to Ask Before You Write the Offer

Every one of these numbers is confirmable before you're under contract, not after. Before writing an offer on a home inside any gated Ponte Vedra Beach community, we walk buyers through the same short list:

  1. Ask directly whether club membership is mandatory, optional, or entirely separate from ownership, and get the answer in writing from the HOA and the club, not just the listing agent.
  2. Request the current membership packet, including initiation fees, monthly dues, and any waitlist timeline, since these terms belong to the club and can change.
  3. Confirm whether the community carries a CDD assessment. Most legacy Ponte Vedra Beach neighborhoods don't, but newer sections and adjacent communities sometimes do, and it's a per-address question, not a per-neighborhood assumption.
  4. Order the HOA estoppel certificate early in your contract timeline. It discloses current fees and any outstanding balances tied to the property itself.
  5. If a membership is described as transferable, get the transfer terms in writing from the club before you rely on them. Some clubs waive re-initiation for a transferring membership; others require the new owner to pay in full.

Why This Changes How You Should Compare Homes

A buyer weighing a $1.2 million budget in Ponte Vedra Beach against a comparable new-construction budget in nearby Nocatee is often really weighing two different fee philosophies: an older, established community where the club may be baked into ownership, against a newer master-planned area where a CDD bond funds infrastructure but the club, if there is one, usually stands apart. Neither structure is better on its own. They just move the same dollars to different places, and only one of them shows up in the sale price you see online.

That's the piece worth running down before you fall in love with a specific address. The house is easy to compare. The contract attached to it isn't, unless you ask.

A Few Direct Questions

Does every Ponte Vedra Beach golf community require club membership? No. The Plantation makes it mandatory and automatic at closing. Marsh Landing makes it optional and entirely separate from the HOA. Sawgrass separates the HOA from both Sawgrass Country Club and TPC Sawgrass, each with its own application process.

Do Ponte Vedra Beach communities typically carry CDD fees? Most of the legacy, established communities don't. CDD assessments are more common in newer, master-planned areas, including sections of neighboring Nocatee. Confirm the status for the specific address, since it can vary even within the same broader community.
