Three openings changed SilverLeaf this year. A Publix opened on Silverleaf Parkway in March. County Road 2209 now runs all the way to State Road 16. An emergency room opened on St. Johns Parkway in September. All three are infrastructure for daily needs, and none of them is a place anyone goes to spend an evening. The restaurant patios, the pickleball courts, the library hub and the lit ballfields are the second wave. Each has a target date that falls between now and the end of 2027, which makes the next 15 months the period when SilverLeaf's commercial core starts to work as a gathering place.
The order matters for planning a week here. Here's what is confirmed open, what is still under construction, and where each piece sits.

Publix anchors SilverLeaf Market. The 55,700-square-foot store opened March 26, and its liquor store followed the next week, according to the Jax Daily Record. The first small-shop tenants came over the summer. SoFresh, run by franchisees Jeff and Amanda LaConte in Suite 107 at 1985 SilverLeaf Parkway, planned a July 30 opening. Avalon Nails was slated for the week of July 27. Both were open by mid-September.
The medical campus arrived in two steps. Baptist SilverLeaf Medical Campus at 8595 St. Johns Parkway opened its outpatient building on June 23, with primary care, neurology, orthopedics, rehabilitation and cardiology. The Baptist & Wolfson Emergency Room opened next to it on Sept. 22. It's a 23,000-square-foot freestanding ER with 16 rooms, and it treats both adults and children, the Jax Daily Record reported.
The road came in pieces too. St. Johns County opened the CR 2209 segment between Silverleaf Parkway and International Golf Parkway on Oct. 28, 2025. The final stretch from International Golf Parkway to SR 16 opened during spring break 2026. With it, the county's CR 2209 route now runs from County Road 210 to State Road 16, parallel to I-95. The St. Johns Parkway to SR 16 portion cost about $40 million and includes a shared-use path wider than a standard sidewalk. County Public Works Director Greg Caldwell told First Coast News that the goal is "this alternate means to get to and from the north and south part of St. Johns County."
Taken together, groceries, emergency care and a north-south route all moved inside or right next to SilverLeaf within about 11 months.
The next group includes two restaurants and a fitness studio.
As of today, none of these five has a confirmed opening day in the reporting we reviewed. On SilverLeaf Market's north side, a Dunkin' and a Fifth Third Bank branch are planned as outparcels. Fifth Third is the name in the most recent report, after an August story listed Chase.
The developers have said outright that they're building for lingering. The Hutson Cos. and Skinner Bros. Realty are marketing two buildings at 1975 Silverleaf Parkway, just west of St. Johns Parkway, as SilverLeaf Corner Shoppes. The release puts the total at 16,100 square feet. They want two restaurants for the end-cap spaces, each up to 4,000 square feet with an outdoor patio. Construction is expected to start in the fourth quarter of 2026 and finish in the fourth quarter of 2027. No tenants have been named.
Cody Hutson, president of The Hutson Cos., told the Jax Daily Record that the buildings will "serve as the heart of our community." In the same release, Riley Skinner of Skinner Bros. Realty described the goal as "another gathering place for the residents that brings the right mix of new dining, retail and service options."
The site sits across from the new Baptist and Wolfson campus. That puts the planned patios across the street from the medical buildings that opened this year, so the second wave is filling in around the first.
The biggest public piece arrives in early 2027. St. Johns County is building two parks on Timberwolf Trail, a combined $48.3 million investment, and its April 2026 project update targets early 2027 for both.
Silverleaf Sportsplex is at Timberwolf Trail and County Road 16A, on a 40-acre site budgeted at about $36 million. It will have four synthetic turf multipurpose fields, three natural grass fields and a synthetic turf stadium field with a track. Every field will be lit for evening play. A playground, restrooms and a concession stand round it out.
Shearwater Community Park sits just north on Timberwolf Trail, budgeted at about $12.3 million. It holds the piece no shopping center can offer, a community center with a library hub and multipurpose rooms for programs and meetings. Outside are an airnasium, which is a covered open-air basketball court, plus a second uncovered court, eight pickleball courts, a splash pad, a playground, a skatepark and open lawn.
The county describes both sites as built for youth sports, evening play and community programming, so once they open, Timberwolf Trail joins Silverleaf Parkway as a second public hub.
One piece of the transition is still underway. State Road 16 is being widened to four lanes between CR 2209 and International Golf Parkway, and First Coast News reported that traffic shifts and construction there are expected to last into the beginning of 2027. The parks have the same early-2027 target, so the widening could wrap up around the time the new fields open. The Corner Shoppes are scheduled to follow by the end of 2027.
Retail timelines shift, and tenant lineups change between permit and opening day. A fall target for M Shack and late 2026 for Natural Greens are plans, and the parks' early-2027 window comes from a county update published in April. We'll update this list as opening dates are confirmed.
